How to Sell Off-Plan Property With Video

To sell off-plan property, you have to help a buyer picture a home that does not exist yet, and video is the most direct way to do it: furnished walkthroughs made from the floor plans, an exterior film of the building, and short clips for ads and messaging. Bolten Digital (boltendigital.com) produces this kind of video from plans and renders; this guide is the launch plan we recommend, whoever makes your videos.

    > what buyers want

What do off-plan buyers need to see?

Buyers lean on visuals when they search. In the National Association of Realtors' 2025 generational trends report, buyers who searched online rated photos (83%) and floor plans (57%) as very useful, followed by virtual tours (41%) and videos (29%). For new construction the appetite is higher: Zillow reports that 73% of new-construction buyers say 3D tours give a better feel for the space than static photos.

Off-plan buyers have no photos of the real home, so plans and moving visuals carry the whole job. They want to know three things: how the layout flows, how big the rooms feel, and what the view and light are like.

How do you sell off-plan property with video, step by step?

    1. 01

      Collect the source material

Approved floor plans per unit type, elevations, existing renders, the material palette and the amenity drawings. These are the only truth the videos may show.

    2. 02

      Pick the hero units

Choose two or three unit types that sell the project best and produce full walkthroughs for those first. Cover the rest with shorter clips.

    3. 03

Produce walkthroughs and an exterior film

Furnished walkthroughs from the plans, one exterior and neighbourhood film, and amenity scenes. Label everything as a visualisation.

    4. 04

      Cut for every channel

Horizontal films for the website and sales office, vertical clips for Reels, TikTok and portal listings, short versions for WhatsApp and email.

    5. 05

      Launch and keep updating

Publish with the plans next to each video. When a design changes, update the affected scenes so marketing never drifts from the approved project.

    > distribution

Where should off-plan videos be published?

    • Project website: one page per unit type with its walkthrough, floor plan and key facts.
    • Property portals: most accept video; vertical clips work on mobile listings.
    • Paid social: 15–30 second cuts with a clear hook, aimed at buyers and investors in each target market.
    • Direct messages: sales teams send short clips to overseas buyers who cannot visit.
    • Sales office: the horizontal films on a loop next to the physical model.

Overseas buyers are where video earns the most, because they may never visit before reserving. Add captions or voice-over in their language.

    > rules

What advertising rules apply to off-plan visuals?

Rules differ by market, so check yours before launch. Two examples: in the UK, the ASA's guidance on new-build and off-plan homes says that where ads show upgrades, qualifying text must be as prominent as the price and next to the image. In Dubai, property ads need a Trakheesi permit from the Dubai Land Department before publishing (check the current rules there, as that notice dates from 2020).

The safe pattern everywhere: label films as computer-generated visualisations, keep layouts true to the approved plans, and do not show views, finishes or amenities the buyer will not get.

    > next step

    Where do you start?

Start with one unit type and one walkthrough, test it in your ads and listings, and expand from there. Track enquiries per video, not just views: the walkthrough that brings viewing requests or reservation calls is the one to cut into more ad variants. If you only have a drawing, see floor plan to 3D video; for a full launch package with exterior and amenity films, see off-plan property video.

    Questions

Can you make a walkthrough video before the building exists?

Yes. A furnished walkthrough can be produced from approved floor plans and renders, without a site to film.

Do off-plan videos need to be labelled?

They should always be presented as visualisations, and some markets set specific rules for property ads. Check the rules where you sell.

Which unit types should get a video first?

The two or three that best represent the project or carry the most stock. Shorter clips can cover the rest.

How do videos help with overseas off-plan buyers?

They let buyers who cannot visit understand layout, size and light, and they are easy to send by message with captions in the buyer's language.
